The Maharashtra Slum Rehabilitation Authority (SRA) is looking to acquire a new office near Bandra Kurla Complex (BKC), Mumbai, with a carpet area between 10,000 and 20,000 sq ft to support its growing workload. The property must be within 1,000 meters of its current Bandra East office, have 15-25 dedicated parking spaces, and meet all structural and utility compliance standards. Since its formation in the late 1990s, the SRA has completed 2,424 projects and rehabilitated 268,188 slum-dwelling families, offering 1 BHK apartments of around 330 sq ft.
The Maharashtra Slum Rehabilitation Authority (SRA), which supervises and approves slum redevelopment projects across the state, is actively seeking to purchase a larger office near Mumbai's Bandra Kurla Complex (BKC). The move is aimed at accommodating its expanding operations, as the current headquarters in Bandra East has become insufficient for the authority's needs.
According to the tender issued by the SRA, the desired office should be located within 1,000 meters of the existing Bandra East location. The space requirement is approximately 1,000 to 2,000 square meters (10,000-20,000 sq ft) on a single floor. The property should provide 15-25 dedicated parking spaces for four-wheelers. Preference will be given to buildings located on refuge floors or with adjoining open areas to manage heavy public footfall effectively.
The building must be exclusively available for SRA's use with all permissions for commercial use in place. Additionally, the property title should be clear, marketable, and free from encumbrances, supported by all ownership documents. The structure must have a valid stability certificate, and essential utilities such as water and electricity should be fully functional and comply with building regulations.
Established under the Maharashtra Slum Rehabilitation Act in the late 1990s, the SRA has been instrumental in transforming Mumbai's slum landscape. By December 2024, it had completed 2,424 projects and rehabilitated 268,188 families. The SRA provides 1 BHK apartments of approximately 330 sq ft to eligible families. During construction, residents of existing slums are offered interim rental assistance while their homes are redeveloped.
The SRA's efforts have balanced social welfare with real estate development by granting developers the right to use a portion of the cleared land for commercial purposes while ensuring free housing for slum dwellers. The authority's ongoing expansion reflects its commitment to improving infrastructure and operational efficiency to manage large-scale rehabilitation projects effectively.
