The Yamuna Expressway Industrial Development Authority (YEIDA) has launched a stricter crackdown on illegal land sales near the Noida International Airport. These actions focus on fraudulent township schemes that have been attracting buyers from Delhi-NCR with promises of residential plots on government or agricultural land. Developers and promoters have been using misleading tactics, including fake documents, forged maps, staged site visits, and glossy brochures, to convince investors of the legitimacy of these projects.


In response to increasing complaints, YEIDA has been taking several steps, including demolishing illegal structures, filing First Information Reports (FIRs) against offenders, and considering the formation of a Special Investigation Team (SIT) to dismantle the network of land mafias operating in the region. The authority has also been monitoring social media and other digital platforms to track and stop promoters involved in illegal sales.

Reports from earlier this year highlighted how prospective buyers were transported to "show plots" set up to appear legitimate. These plots were often located in areas where residential construction is prohibited, such as government-notified zones or agricultural land. Buyers were presented with fake documents and elaborate marketing material, which made the scams appear credible.

YEIDA?s jurisdiction includes districts such as Bulandshahr, Aligarh, Mathura, and Jewar, where illegal plot sales have been most widespread. The authority is coordinating with local law enforcement to identify, apprehend, and prosecute individuals involved in these fraudulent schemes. Retired police officers and additional personnel have been brought in to strengthen enforcement efforts.

Alongside immediate actions, YEIDA emphasizes long-term prevention. Awareness campaigns are being conducted to educate potential buyers about verifying approvals directly with YEIDA and understanding the risks of investing in unauthorized projects. These initiatives aim to reduce investor vulnerability and maintain lawful development in the region.
