Hiranandani Communities, led by Dr Niranjan Hiranandani, has launched Hiranandani Sands, India's largest integrated coastal township in Alibaug, with a topline of INR 17,000 crore. Spread across 225 acres, the project features luxury homes, villas, plotted residences, serviced apartments, five hotels, a convention centre, wellness hub, yacht club, and one of Alibaug's biggest water sports hubs. Sustainability measures include a 27-acre reserve forest and proximity to wetlands. The first phase, comprising 330 units across three towers, sold out at launch, generating INR 450 crore. Backed by infrastructure upgrades like Atal Setu, Ro-Ro ferry links, and Navi Mumbai Airport, the township positions Alibaug as a luxury real estate hub.

Hiranandani Communities, under the leadership of Dr Niranjan Hiranandani, introduced India's largest integrated coastal township, named 'Hiranandani Sands', at Alibaug near Mumbai. The project has been envisioned with an estimated topline of INR 17,000 crore and is designed as a high-end lifestyle destination with exclusive features such as a private beachfront and jetty access for residents. Spread across 225 acres, the township will include luxury homes, signature villas, plotted residences, and branded serviced apartments to appeal to affluent domestic and global buyers.


The development is also set to host five hotels spanning luxury, business, and leisure categories, a mega convention centre, an eco-wellness hub, beachside entertainment, a wedding destination, and a global-style yacht club. Plans include one of Alibaug's largest water sports hubs by year-end. Designed with sustainability at its core, the township dedicates 27 acres to reserve forest with over 7,000 newly planted trees and enjoys proximity to 100 acres of natural wetlands.

Dr Niranjan Hiranandani explained that Hiranandani Sands is being developed as a transformative project for Alibaug, driven by improving last-mile connectivity and forthcoming infrastructure upgrades. He stated that with year-round access via sea, road, rail, and air, Alibaug is expected to emerge as a prime residential destination. The project also benefits from Integrated Township Project (ITP) incentives, including a 50% stamp duty concession, which enhances its attractiveness for NRI investors, HNIs, and UHNIs seeking luxury coastal living.

The first phase of the township, comprising three residential towers and spanning 3.3 lakh sq. ft., witnessed complete sales of 330 units at the time of its launch. Configurations ranged from studio to three-bedroom apartments, with pricing starting from INR 80 lakh for studios to INR 2.85 crore for premium residences offering sea and hill views. The phase generated sales worth INR 450 crore and received RERA approval, highlighting Alibaug's growing prominence as a luxury real estate hub.

The Government of Maharashtra's focus on boosting connectivity to Alibaug is further strengthening the area's growth potential. Key projects include the Ro-Ro ferry extension from Ferry Wharf to Revdanda, the proposed Radio Club Jetty at Colaba, the Karanje-Rewas Sea Bridge, the Virar-Alibaug Multimodal Corridor, and enhanced links through Atal Setu and the Navi Mumbai International Airport. These infrastructure initiatives are expected to accelerate tourism, investments, and residential demand, firmly positioning Alibaug as a growth corridor along Mumbai harbour.
