Synopsis

Kerala Chief Minister is set to inaugurate two housing complexes in Mattancherry, near Fort Kochi, built to rehabilitate 394 slum-dwelling families under the Rajiv Awas Yojana. One tower, developed by Kochi Corporation at a cost of INR 41.74 crore, spans 11 floors with 199 flats, parking, lifts, a sewage plant, anganwadi, and 14 shops. The second, built by Cochin Smart Mission Ltd for INR 44.01 crore, has 195 units across 13 floors, rooftop solar panels, and 18 shops. Together, they provide compact 300-350 sq ft flats with modern facilities. Ancillary infrastructure is pending, but once approvals are cleared, families will gain dignified new homes.

The Chief Minister of Kerala is due to inaugurate two housing complexes developed for slum dwellers in Mattancherry, near Fort Kochi. Two separate housing complexes have been constructed; one by the city corporation and another by Cochin Smart Mission Ltd on behalf of the Kochi corporation. These dwellings fall under the Rajiv Awas Yojana and are intended to serve about 394 families, mostly from landless colonies in the Koncheri, Thuruthy and Kalvathy areas.

The first tower, built by the municipality over approximately 10,796.42 square metres at a cost of INR 41.74 crore, consists of 199 flats spread across 11 storeys. Each flat has a living/dining area, one bedroom, a kitchen, a balcony and two toilets, each measuring about 300 square feet. The block includes 81 parking bays, a sewage treatment plant with capacity of 105 kilolitres per day, three lifts and three staircases. There are shared areas of about 150 square metres on the first floor and around 800 square metres on the top floor. On the ground floor are an anganwadi centre and 14 shop units.

The second tower spans about 10,221 square metres and was completed by CSML at a cost of INR 44.01 crore. It rises to 13 floors, contains 195 residential units (15 per floor), and includes 18 shops on the ground level, with parking for 68 cars and 17 two-wheelers. Each flat is around 350 square feet, and the building features rooftop solar panels and communal areas. Both complexes have escalator facilities for shared convenience.

Although the towers themselves are finished, works on essential ancillary infrastructure-like sewage, drinking water storage and waste-processing systems-are still outstanding. One of the septage treatment plants is complete, which means the buildings can be occupied once remaining approvals and formalities are addressed. Additionally, there will be 32 shop units across the two buildings which may be let out to generate revenue for maintenance and other expenses.

Despite construction delays, the development promises more dignified housing and amenities for nearly four hundred households. The next phase hinges on the completion of key infrastructure and administrative approvals, which will ultimately determine how soon families can relocate and begin benefitting from the scheme.
