Delhi NCR luxury home sales rise 9% in H1 2025, led by Gurugram

Luxury home sales in Delhi NCR recorded a 9% rise in the first half of 2025, with 5,168 units sold, up from 4,763 units during the same period last year. Properties priced at INR 5 crore and above now make up 27% of total residential sales in the region, up from 19% in H1 2024. Gurugram led the segment, accounting for over 90% of these transactions. The Southern Peripheral Road and Dwarka Expressway were the key areas contributing to this growth, while overall residential volumes in the region dropped by 23%.

Luxury housing in Delhi NCR witnessed a 9% year-on-year increase in sales during the first half of 2025, with 5,168 units sold compared to 4,763 units in the same period last year, according to data from JLL. This segment includes residential units priced at INR 5 crore and above, which now account for 27% of all housing sales in the region, an increase from 19% in H1 2024 and 12% in H1 2023.


Gurugram contributed the largest share to these sales, accounting for nearly 91% of the total luxury transactions in Delhi NCR. In absolute terms, Gurugram saw the sale of 4,693 luxury units during the six-month period. Within Gurugram, the Southern Peripheral Road emerged as the top-performing micro-market with a 39% share, followed by the Dwarka Expressway at 22%, making up a combined 61% of the city?s luxury housing sales.

Despite a 23% decline in overall residential sales volumes across the NCR, the luxury segment showed resilience, driven by sustained interest from high-net-worth individuals. JLL mentioned that buyers in this segment are showing continued confidence, particularly in locations like Gurugram where infrastructure developments such as the Dwarka Expressway and metro expansion are progressing.

Since 2020, about 22,000 housing units priced above INR 5 crore have been launched in Delhi NCR, and nearly 89% of them were located in Gurugram. This underlines the city's position as the central hub for luxury residential offerings in the region.

Developers remain optimistic about demand continuing in the coming months, especially with the upcoming festive season expected to support new launches and bookings in the premium housing space.
