In a significant push towards urban transformation, the Lucknow Development Authority (LDA) approved a series of building bylaw amendments and housing initiatives during a board meeting held this past week. The decisions included permitting housing development on government roads narrower than nine metres, launching group housing projects, and shifting commercial land allotment to a first-come, first-served model. Other proposals sanctioned include a modern transport terminal at Charbagh, e-vehicle charging stations, and digital preservation of land records. Affordable housing continues to be a key priority, with registrations underway for nearly 1,832 units.
The Lucknow Development Authority, under the chairmanship of the Divisional Commissioner, sanctioned a wide-ranging urban development plan during its board meeting held last week. Among the most notable approvals was a revision in housing development rules, allowing construction on government roads narrower than nine metres-an exemption previously not granted. This will be applicable only under specified conditions, excluding unauthorised colonies.
Officials stated that new group housing projects had been approved across four city zones-namely in Priyadarshini, Basant Kunj, Sharda Nagar, and Rajajipuram. These developments will feature over 1,100 two- and three-bedroom flats, integrated with modern amenities including green corridors, power backup, lifts, and fire safety systems.
To facilitate smaller businesses, it was decided that the LDA would transition from e-auction-based commercial property allocation to a first-come, first-served system. This is intended to remove barriers for local traders and promote easier access to commercial plots. Additionally, the board sanctioned new building bylaws and updated zoning regulations aligned with the city's masterplan for 2025. This is expected to encourage vertical construction and high-rise development in key locations.
On the infrastructure front, the Authority approved the development of a state-of-the-art bus terminal at Charbagh through a public-private partnership model. E-vehicle charging infrastructure is also set to be established at Basant Kunj, while digital documentation of LDA records has been approved to improve transparency and efficiency.
Further, key arterial roads including Shaheed Path and Kisan Path have been notified as special convenience zones, which will now be developed with specific urban design considerations. Meanwhile, ongoing registration for 1,832 affordable housing units remains active, offering homes fitted with essential facilities and located in areas with planned urban amenities.
