Tesla expands in India with new Gurugram outlet and service centre at Orchid Business Park

Tesla India Motor & Energy has leased nearly 51,000 sq. ft. of space in Orchid Business Park, Gurugram for a nine-year term, with a starting monthly rent of INR 40.17 lakh. The space will serve as a retail showroom, service centre, and warehouse. This marks Tesla's second major commercial facility in India after its Mumbai launch. The company has paid a security deposit of INR 2.41 crore and will get 51 parking slots. Annual rent will rise by 4.75%, eventually reaching about INR 58.22 lakh by the ninth year.

Tesla India Motor & Energy has signed a nine-year lease for a 50,864 sq. ft. space at Orchid Business Park on Sohna Road, Gurugram. The lease, finalised last week, comes soon after Tesla opened its first outlet in Mumbai. The Gurugram facility will operate as a retail outlet, vehicle service centre, and parts warehouse.


The space includes a chargeable area of 33,475 sq. ft., leased from Garwal Property Pvt Ltd. The lease agreement states that Tesla will pay INR 40.17 lakh per month initially, with the rent increasing by 4.75% each year. By the ninth year, monthly rent will reach around INR 58.22 lakh. The per sq. ft. rate stands at INR 120 per month.

Tesla has also paid a security deposit of INR 2.41 crore to close the deal. The lease includes 51 designated car parking slots, and rent payments are to be made by the 7th of every month.

Ownership of the Orchid Business Park land is divided between Garwal Property Pvt Ltd (75.94%), Suncity Real Estate LLP (21%), and Orchid Infrastructure Developers Pvt Ltd (3.06%).

This new Gurugram location follows Tesla's earlier lease of around 24,565 sq. ft. in Mumbai's Kurla area for a warehouse facility, which was part of a five-year agreement valued at INR 24.38 crore. That setup is currently being used for servicing and logistics.

Tesla is also preparing to open a showroom at Worldmark Mall in Delhi's Aerocity. The company has been gradually expanding its physical footprint in India ahead of potential commercial launches of its electric vehicles.
