Taj Lands End gets clearance to build two new rooftop restaurants in Bandra

Synopsis

Taj Lands End in Bandra has received the coastal authority's nod to expand its premises with two new restaurants on its third-floor terrace, one poolside cafe and another with a retractable roof. The additions will come up under the revised CRZ rules of 2019, which allow additional FSI. The development sits on the former Hotel Searock site, damaged in the 1993 blasts. IHCL is also rebuilding the Searock property and has plans for a second Taj hotel, Taj Bandstand, on an adjoining plot.

Taj Lands End in Bandra West has secured approval from the Maharashtra Coastal Zone Management Authority (MCZMA) to construct two new restaurants on its third-floor terrace. The clearance was granted during the authority's meeting held recently.


The expansion includes a poolside café and a second restaurant with a retractable steel-and-glass roof. One of the spaces will be built as an extension of an existing restaurant on the eastern podium side, while the other will be located above the western entrance porch, offering views of the Arabian Sea.

These additions have been permitted under the revised Coastal Regulation Zone (CRZ) norms notified in 2019, which allow additional floor space index (FSI). The same rules have previously been used for vertical extensions, including by actor Shah Rukh Khan.

The Taj Lands End property is spread across approximately 37,611 square metres. Of this, about 10,684 square metres are marked as a civic garden and fort area, while another 3,418 square metres are reserved as a road setback in line with planning requirements.

Indian Hotels Company Ltd (IHCL), the Tata Group entity that owns Taj Lands End, has submitted updated plans for internal changes. The company said the revised application is under review.

The site was previously occupied by Hotel Searock, which was heavily damaged during the 1993 Mumbai bomb blasts. The structure is currently undergoing reconstruction. A bhoomipujan ceremony for the redevelopment was conducted earlier this year, in the presence of Maharashtra's chief minister.

IHCL is also developing another luxury hotel named Taj Bandstand on a neighbouring plot. The new hotel will involve an investment of around INR 2,500 crore, of which INR 1,570 crore will come from IHCL. The Taj Bandstand project is scheduled for completion in the coming years.
