Funds from these hikes will be earmarked for infrastructure and civic upgrades. Additional plans include new housing schemes, land-use conversions, land allocations for e-auto charging stations and a PPP bus terminal, and digitisation and financial borrowing proposals. All key ongoing housing and expansion projects, including those at Anantnagar, IT City and Kamdhenu Nagar, feature in the agenda.
The Lucknow Development Authority is preparing to approve proposals that would raise development charges and special amenity fees for properties located within 500-metres of major expressways such as Shaheed-Path, Kisan-Path and the Green Corridor. The additional revenue is to be steered into civic and infrastructure improvements in those zones.
Members will also discuss appointing an agency to manage the Jayaprakash Narayan International Convention Centre, formalising LDA's control over it, and reviewing budget allocations for housing schemes including Anantnagar, IT City and Kamdhenu Nagar. Plans to refurbish existing flats in Kabir Nagar Devpur Para into 1BHK and 2BHK units are also on the table.
New group housing projects are being considered in Aishbagh, Basant Kunj, Viraj-Khand (Gomti Nagar) and Sector 4 of Gomti Nagar Extension. Alongside these developments, proposals to change land use from institutional to residential for sites such as telephone exchanges and defence properties are under review.
Land acquisition proposals include transferring 61 acres of Nehru Enclave land to the armed forces, acquiring defence land by the Gomti river for the Green Corridor dam project, and taking over surplus land from UP Sainik School. Further land allocation is proposed for an e-auto charging station in Basant Kunj and a PPP-model bus terminal in Charbagh. Borrowing proposals for expansion near IIM Road and Agra Expressway and initiatives on digitisation and ERP implementation are also expected to be examined.
This move occurs amid broader LDA leadership activity; recent inspections at the IT City project along Sultanpur Road reinforced the promise that land-pooling could fetch farmers returns up to ten times conventional compensation through allocation of developed or undeveloped plots.
Meanwhile, the planned industrial township of over 5,600 acres along the Agra Expressway under the Chief Minister Urban Expansion Scheme continues to advance with community consultations. Additionally, the new circle-rate revisions have pushed per-square-metre valuations in Gomti Nagar to INR 77,000, affecting official benchmarks across 26 colonies.
