Ansal Properties booked again after basement cave-in at Ghaziabad project

Synopsis

The Ghaziabad Development Authority (GDA) has filed a new FIR against Ansal Properties after a severe basement cave-in incident at Sushant Aquapolis township near Crossings Republik. Heavy rainfall led to water collecting in an unfenced 15-foot-deep pit, submerging vehicles parked near Tower 7. The builder had reportedly handed over possession without securing a completion certificate and failed to install key infrastructure. This comes as the latest in a string of FIRs against the company over project delays, forgery, cheating, and regulatory violations across Ghaziabad and Lucknow.

The Ghaziabad Development Authority has filed a fresh FIR against Ansal Housing & Construction Ltd after a basement portion collapsed at the Apple Tower-7 in Sushant Aquapolis township. Following heavy rains, water entered an open, unfenced 15-foot pit near the basement area, causing vehicles to sink. GDA officials stated that the pit remained open and exposed, despite the company having handed over possession to residents without obtaining a completion certificate.


The project, located in Dundahera near Crossings Republik, spans 153 acres and was launched in 2006. Residents have long raised complaints about incomplete amenities, including the absence of a sewage treatment plant, water supply systems, internal roads, street lighting, and the boundary wall. The GDA confirmed that these critical facilities were never completed, despite years of possession being given.

The latest FIR names key promoters, including Pranav Ansal, Vikas Yadav, and Amit Shukla. Charges have been filed under sections related to cheating, criminal conspiracy, forgery, and damage to public property. This FIR follows recent state government instructions to act firmly against developers failing to deliver promised infrastructure to homebuyers.

Previously, in March, multiple FIRs were filed against Ansal Properties over alleged irregularities in the allocation and construction of EWS and LIG homes. The developer was accused of forgery, criminal trespass, land grabbing, and violating the terms of township policy. Among the violations was the alleged sale of nearly 100 acres using fake documents, and failure to submit revised Detailed Project Reports (DPRs) as required under the norms.

In addition, the Enforcement Directorate is investigating the company over financial irregularities. The agency has seized financial details of over 170 related entities and uncovered immovable properties worth INR 217.8 crore linked to the promoters. Investigators believe that funds amounting to over INR 135 crore were diverted from buyers and not used for intended housing development.
