LDA launches first-come-first-served sale for long-vacant shops

Synopsis

Last week the Lucknow Development Authority announced that it intends to offer over one hundred long-vacant shops for direct purchase on a first-come-first-served basis, following repeated unsuccessful auctions due to high reserve prices and poor condition of properties. The authority also proposes converting more than forty unutilised public-facility plots into residential and commercial use. This initiative forms part of a broader budget proposal designed to boost revenue and support major infrastructure and housing developments.

The Lucknow Development Authority has indicated that after several failed auction attempts, it will pursue a first-come-first-served model to offload more than one hundred idle commercial units. Officials explained that these shops have remained unoccupied for nearly fifteen years due to prohibitive pricing and substandard property conditions. The new direct-sale strategy is intended to activate these dormant spaces and bolster the authority's revenue.


Further, the authority has stated that layouts and land-use plans for over forty plots across seven housing schemes, originally designated for public facilities such as police stations, post offices, fire stations and community centres, will be revised. As those plots remained unclaimed, they will now be repurposed for residential and commercial developments subject to final board approval scheduled in the coming board meeting.

In addition, LDA is preparing to propose a significant budget increase-to approximately INR 12,504.97 crore to fund key projects. These include a major housing scheme in the Varun Vihar area estimated at INR 7,471.93 crore, a town plan for Naimisharanya at about INR 4,785.34 crore, and several INR 50 crore residential developments in areas such as Virajkhand, Gomti Nagar Extension and Aishbagh Mill Road. Plans also feature a Mango Theme Park in Basant Kunj with a budget of around INR 7.5 crore and an integrated divisional office costing roughly INR 50 crore.

Together with a record-sized budget proposal encompassing housing and infrastructure projects, these efforts underscore LDA's broader ambition to revitalise underused assets and generate much-needed revenue while advancing city development goals.
