The Cascades Neopolis in Hyderabad has become the world's largest and India's only residential development to receive the WELL v2 Pre-Certification Platinum from the International WELL Building Institute (IWBI), highlighting a transformative milestone for the country's residential real estate sector. It now stands as a benchmark for health-centred design, sustainability, and futuristic urban living in India.

WELL certification, the first of its kind globally to focus on how built environments influence health and well-being, evaluates structures based on parameters that include physical and mental wellness. IWBI, which administers this standard, awarded the pre-certification after assessing The Cascades Neopolis across ten integrated concepts including air, water, nourishment, light, movement, thermal comfort, sound, materials, mind, and community.
Residents of this project will benefit from high indoor air quality enabled by advanced filtration systems, ample natural daylight, temperature and noise control, and materials curated to minimise toxicity. The overall layout has been designed to promote physical activity, mindfulness, and stronger community interaction-redefining how residential spaces cater to human wellness.
While India has seen commercial properties adopt WELL standards in the past, this development introduces a new paradigm for residential projects. It signals a shift away from traditional ideas of comfort and luxury towards intentional wellness-centric living. The Cascades Neopolis is expected to serve as a prototype for future residential developments in the country.
The project spans 5.43 million square feet-reportedly more than twice the built-up area of the next-largest WELL-certified residential project. It incorporates sustainable features including 42 percent water savings via rainwater harvesting, a 30 percent reduction in annual energy usage through solar and efficient systems, and a construction model that recycles 95 percent of debris. Moreover, 30 percent of parking bays will support electric vehicle charging, setting a new benchmark for sustainability in housing.
Juzer S. Kothari, Managing Director of Conserve Consultants (P) Ltd., which partnered with the project to achieve both WELL v2 and IGBC Green Homes Platinum certifications, stated that The Cascades Neopolis would offer many firsts in terms of future-ready, healthy living.
A joint statement issued by Mr. Karteesh Reddy M of GHR Infra, Mr. Lakshmi Narayana G of Lakshmi Infra, and Mr. Sharat V of Urbanblocks Realty noted that the project emerged from collaborative efforts among architects, engineers, and sustainability experts who aimed to design homes where cleaner air, daylight, and overall well-being were central. They added that the development stood out for prioritising wellness, environmental consciousness, and community-driven design-moving beyond conventional definitions of luxury.
The Cascades is the inaugural venture by GHR Lakshmi Urbanblocks Infra LLP, a collaboration of Hyderabad-based developers with a strong record of delivering quality projects.
