The Uttar Pradesh Housing Board has approved two major affordable housing projects in Banda and Chitrakoot, aiming to deliver nearly 14,000 units, with a significant focus on plot-based offerings. Spread across 338 acres in Banda and 161 acres in Chitrakoot, these new townships are expected to drive residential development in the Bundelkhand region. With a combined investment of over INR 2,200 crore, the land acquisition process is underway. Additionally, the board is reintroducing 11,811 unsold flats from earlier schemes across the state, with registrations to open in the coming weeks.
To expand affordable housing access in Uttar Pradesh's underserved Bundelkhand region, the state housing board has sanctioned two significant township schemes in Banda and Chitrakoot districts. The developments, which will come up on 338 acres in Banda and 161 acres in Chitrakoot, will together offer close to 14,000 residential units. Of these, approximately 90% are planned as plot-based units indicating a clear push to support independent homebuilders and first-time property buyers.
Land acquisition for both projects has already begun, with site identification completed and preparatory work underway. The Banda project has been estimated at an investment of around INR 1,390 crore, while the Chitrakoot township will involve an outlay of INR 895 crore.
Alongside the new developments, the UP Housing Board is preparing to relaunch 11,811 unsold flats from its earlier housing schemes. These include 2,500 units in the state capital Lucknow alone. These will be made available to buyers on a first-come, first-served basis. Registrations are expected to open shortly.
The reintroduction of these units is aimed at optimizing existing housing infrastructure while continuing to meet demand in key cities and towns. Officials stated that detailed brochures and flat availability information will be released in the coming days.
The board has also moved forward with plans for other parts of the state. In Lucknow, the Saumitra Vihar housing project is nearing final approvals under the Real Estate (Regulation and Development) Act (RERA). Further expansion is planned in cities like Varanasi, Moradabad, and Unnao.
A new 535-acre residential project has already been approved for Varanasi. In Unnao, the board has cleared another major project estimated to cost INR 700 crore, which is expected to cater to a mix of affordable and mid-segment buyers.
In the same board meeting where the new schemes were approved, the Housing Board also addressed pending disciplinary cases. Action was taken against three former engineers for procedural lapses, including suspension of pension benefits. This reflects a broader attempt to tighten oversight and ensure greater accountability within the department.
This renewed focus on Banda and Chitrakoot comes in line with Uttar Pradesh's broader vision to boost infrastructure and housing in Bundelkhand, which has historically lagged in urban development. The state has gradually ramped up its presence in smaller towns and semi-urban areas by combining greenfield development with effective reuse of past inventory.
