UP-RERA recovers INR 1,410 crore for homebuyers, settles over 15,000 complaints

Synopsis

The Uttar Pradesh Real Estate Regulatory Authority (UP-RERA) has successfully recovered a total of INR 1,410 crore for homebuyers, acting on 5,700 recovery certificates. A significant portion of this, INR 861 crore, was recovered between August 2023 and July 15, 2025. This achievement is attributed to increased pressure on defaulting builders and monthly reviews with District Magistrates. Beyond direct recoveries, UP-RERA has also facilitated mutual settlements worth INR 500 crore and resolved claims amounting to INR 3,320 crore through conciliation, collectively discharging or settling claims from over 15,000 allottee-complainants and enhancing confidence in the real estate sector.

The Uttar Pradesh Real Estate Regulatory Authority (UP-RERA) has reported significant success in its recovery efforts, having secured a total of INR 1,410 crore for homebuyers. This amount has been recovered against 5,700 recovery certificates issued by the Authority as of July 15, 2025.


A notable portion of this recovery, INR 861 crore from 3,053 matters, was collected between August 2023 and July 15, 2025. This period accounts for approximately 61 percent of the total amount recovered. The Authority highlights a continuous rise in the momentum of these recoveries. In 2023, INR 380 crore was recovered, followed by INR 463 crore in 2024. More recently, from January 1 to July 15, 2025, INR 251 crore was recovered against 955 recovery certificates, surpassing the INR 244 crore recovered in the same period of 2024.

Sanjay Bhoosreddy, chairman of UP-RERA, attributed this success to monthly reviews conducted with District Magistrates and increased pressure placed on defaulting promoters. This approach ensures that builders satisfy allottees' claims before being granted project registrations or extensions.

Beyond direct recoveries, UP-RERA has also facilitated mutual settlements in about 1,650 cases, amounting to INR 500 crore, between promoters and allottees. The Authority has helped resolve an additional 8,500 matters, estimated at INR 3,320 crore, concerning both refunds and house possessions. These resolutions were achieved through various execution proceedings or conciliation forums located in Lucknow and Greater Noida.

In total, claims from 15,850 allottee-complainants, amounting to INR 5,180 crore, have either been discharged or settled through UP-RERA?s various mechanisms. This comprehensive approach to recovery and dispute resolution is seen as a significant step towards ensuring accountability and enhancing confidence in the real estate sector across Uttar Pradesh.
