Synopsis

The Greater Bengaluru Authority has resolved the e-khata process for most property owners, approving nearly 85 percent of applications after verifying their tax records and sale deeds. Around 20,000 applications were flagged for discrepancies, though only about 4,000 owners have filed formal appeals. While many chose to pay revised dues mainly linked to undervalued car parking areas to avoid complications, others are challenging what they consider unfair assessments. The authority has assured that each appeal will be examined individually. A new portal has also been introduced to help residents identify their municipal corporation and ward with ease.

The Greater Bengaluru Authority recently confirmed that nearly 85 percent of flat owners who applied for e-khata have had their applications approved. Officials stated that their tax records and registered sale deeds were in line with requirements, allowing them to move forward smoothly with digital property documentation.

However, about 20,000 applications were held back due to discrepancies. Out of these, roughly 4,000 flat owners decided to submit appeals. Officials noted that many residents, particularly those with undervalued parking spaces in their documents, have chosen to settle the revised dues directly. Property owners who opted for settlement explained that this approach ensures clarity in future transactions such as property sales or khata transfers.

At the same time, some residents believe they are being penalized unfairly. They pointed out that they had earlier paid stamp duty and registration charges based on values communicated to them at the time of purchase. For these owners, the appeal process provides a way to contest what they see as inconsistencies and to present their side of the case.

The Greater Bengaluru Authority has clarified that each appeal will be reviewed on an individual basis. Officials also mentioned that if any mistakes are identified from their side, they will be corrected without delay. The authority has stressed that the drive is aimed at creating accurate digital records rather than imposing additional burdens on property owners.

Parallely, Bengaluru's municipal restructuring has created new administrative zones. To support residents during this transition, a dedicated online portal has been launched. This platform allows property owners to confirm the correct municipal corporation and ward by entering their ward number or checking through Google Maps. The tool is expected to reduce confusion for residents at a time when jurisdictional boundaries are being realigned.
