The Karnataka Housing Board is going ahead with a 772-acre housing plan near the Information Technology Investment Region in Devanahalli. It is designed to ease growing demand by offering residential plots and affordable housing units, especially targeting economically weaker households. This development will come with essential infrastructure like roads, water supply and sanitation.
Land is being acquired from five villages Vishwanathapura, Vajarahalli, Beerasandra, Shanappanahalli and Managondanahalli. The exact allocation includes 410 acres and 13 guntas in Vishwanathapura; 42 acres and 20 guntas in Vajarahalli; 59 acres and 22 guntas in Beerasandra; 83 acres and 23 guntas in Shanappanahalli; and 177 acres and 12 guntas in Managondanahalli.
The board will use a 50-50 formula, offering landowners half of the developed land rather than cash, but only once they agree to the plan. Officials stress that the project will proceed only with this public consent.
This new plan comes after a much larger one covering 1,777 acres was scrapped in response to strong farmer resistance. That prior effort had generated concern among landowners about losing fertile, productive farmland.
Local residents point out that nearby Foxconn's announcement of a 300-acre iPhone manufacturing facility has triggered a sharp rise in land values. Prices reportedly increased from about INR 1,500 to INR 6,000 per square foot, reflecting heightened demand tied to planned infrastructure and institutional growth.
The location also benefits from proximity to the Satellite Town Ring Road and expanding IT-related infrastructure, including institutions drawing more people to the area. However, while the housing plan could aid lower-income families, farmers continue to worry about losing agricultural land and its long-term impact on their livelihood.
