The Telangana Real Estate Regulatory Authority has suspended the Jai Vasavis Bliss Heights project by R Homes Infra after finding multiple violations of statutory provisions. The authority stated that the promoter misled homebuyers during pre-launch, signed agreements before securing registration, and failed to submit essential progress and audit reports. All promotional activities have been stopped, bank accounts frozen, and the developer has been instructed to respond to the interim order.
The Telangana Real Estate Regulatory Authority has placed the Jai Vasavis Bliss Heights development by R Homes Infra in abeyance for breaching statutory requirements. Complaints revealed that the promoter misled buyers during the pre-launch phase and executed sale agreements prior to obtaining registration, contrary to the provisions of the Real Estate (Regulation and Development) Act.
The regulator also found that the developer had not furnished quarterly progress updates, annual accounts, audit reports, and mandatory statutory forms, raising concerns over possible abandonment of the project. In response, all marketing, booking, and sale-related activities have been stopped, while the project's designated bank accounts have been frozen until further notice.
Sub-registrars have been directed not to register any documents relating to the project, and the suspension status is now displayed on the authority's portal. The promoter must formally respond to the order, failing which penalties may be imposed, including the possibility of ex parte proceedings.
The order highlights that any deviation from established norms, whether in registration or disclosure, will attract immediate intervention. The promoter must now take corrective measures to avoid severe financial and legal repercussions, while other developers are reminded of the need for transparency and adherence to regulation.
