Microsoft India (R&D) has finalized a major office lease in Hyderabad, marking a notable expansion in the city's financial district. The company has leased 264,000 square feet at Phoenix Centaurus, a key commercial property, through Table Space Technologies, which holds the master lease with Phoenix Tech Zone.


Under the agreement, the base rent is INR 1.77 crore per month, which comes to INR 67 per square foot. With additional costs for common area maintenance, operating expenses, capital expenditure, and management fees included, the total monthly expenditure for Microsoft reaches INR 5.4 crore, or INR 204 per square foot. The lease spans five years, starting July 2025, and includes an annual rent escalation of 4.8% along with a security deposit of INR 42.15 crore.

This expansion will accommodate Microsoft's growing research and development teams in Hyderabad, enhancing the company's capabilities in areas such as artificial intelligence, cloud computing, and enterprise solutions. The additional space will support new projects and facilitate collaboration among teams, reinforcing Microsoft's role as a leading technology firm in India.
