The Department of Town and Country Planning (DTCP) in Gurugram has issued a show-cause notice to Experion Developers Pvt Ltd and the Windchants Condominium RWA for violating the approved layout plan. The DTCP has asked both the developer and the RWA to correct the violations and submit a detailed explanation along with relevant documents by early September, warning that non-compliance could trigger legal action and licence cancellations.

The DTCP has taken action against Experion Developers Pvt Ltd and the Resident Welfare Association (RWA) of Windchants Condominium in Sector 112, Gurugram, following complaints about deviations from the approved layout plan. The notice, under the Haryana Development and Regulation of Urban Areas Act, 1975, highlights specific violations that compromise safety and regulatory standards.


During an inspection, DTCP officials found that two fire tender paths had been converted into green areas, limiting emergency vehicle access. In addition, portions of setback land between the 10-metre and six-metre wide paths that separate towers and villas had been sold or misused, despite these areas being required to remain vacant under the approved plan. These changes were not approved by the authorities and breach urban planning rules.

The DTCP has directed both the developer and the RWA to remove the violations and restore the layout to the approved plan. The authorities have requested a written explanation with supporting documents, including the approved layout, occupation certificate, and other permissions. A personal hearing is scheduled for early September at the DTCP office in Sector 14, Gurugram.

This move is part of the DTCP's broader initiative to enforce compliance across Gurugram's residential developments. In recent years, similar actions have been taken in multiple sectors to prevent misuse of common spaces and ensure emergency access paths and public areas are preserved. The DTCP has been actively monitoring deviations and enforcing regulations to maintain urban planning standards and protect residents' interests.
