Omkar 1973 is an ultra luxury residential housing project in Mumbai. Launched in 2013, parts of the project are still under construction, with a few apartments up for possession in December 2026. The project ran into legal trouble a few years ago which led to stay order on the sale of new flats. This restriction is linked to issues of non-payment of rent to previous Worli residents displaced by the redevelopment. As of June 2025, this order is still in effect.
Despite the sales freeze, resale flats are actively listed on the secondary market. The project's RERA registration (P51900003316) confirms that 136 apartments have been launched, with 65 booked as of late 2021 (the latest official RERA update). This suggests that less than half the inventory is sold, and the rest remains unsold or under legal restriction.
