The Telangana Housing Board's auction, which also included land parcels in Chintal, Nizampet, and other locations, amassed a total of INR 65 crore. The surge reflects Hyderabad's upward trajectory in high-value real estate, especially in commercial segments.

A commercial land parcel in the heart of Gachibowli recently changed hands for a record-setting INR 2.2 lakh per square yard, with the final bid totalling INR 33 crore. This high-profile transaction took place during an e-auction conducted by the Telangana Housing Board earlier this week and marked one of the highest prices seen in recent memory for this micro-market. Another plot in Gachibowli was also sold at the same auction, fetching INR 11 crore-further evidence of strong investor appetite for well-located commercial land in the city's IT corridor.


The auction featured land parcels across Gachibowli, Chintal, Nizampet, and a few other localities, with total bids reaching INR 65 crore. Authorities confirmed that all the listed plots received healthy responses, especially those in and around western Hyderabad, where commercial growth has been most pronounced.

Just weeks earlier, a land auction in KPHB Colony had drawn similar attention, with the top bid reaching nearly INR 3 lakh per square yard. Plot No. 22 alone commanded INR 2.98 lakh per square yard and helped the Telangana Housing Board rake in more than INR 142 crore from the 18 plots auctioned that day. These figures not only reflect a market peak but also show sustained investor confidence in Hyderabad's long-term growth story.

Gachibowli, located close to HITEC City, continues to strengthen its position as a commercial and residential powerhouse. It is home to several corporate campuses, luxury high-rises, and a rapidly expanding transport network, including metro access and major arterial roads.

According to civic data, Gachibowli currently hosts over 220 towers above 100 metres tall, 25 of which exceed 150 metres-including the SAS Crown, completed earlier this year, standing at 235 metres and now the tallest building in South India.

The surge in land prices in Gachibowli is being fuelled not only by infrastructure and connectivity but also by a lack of available prime land for new developments. Real estate experts say this scarcity is intensifying competition for premium plots, which is reflected in the aggressive bidding seen at recent auctions.
