Innov8's FY26 growth to focus on west and south India with 11,000 new seats

Flexible workspace provider Innov8 has announced plans to add 11,000 new seats across major Indian cities in FY26, targeting commercial hubs in the western and southern regions. Mumbai and Pune will receive over 5,500 seats, while 4,500+ seats will be added in Hyderabad, Bangalore, and Chennai. The remainder will be allocated to NCR cities. This move follows a successful fundraising round and is backed by robust occupancy levels and growing enterprise demand. Innov8 also aims to expand its managed office footprint by 4 million sq ft over the next three years.

Innov8, one of India's prominent flexible workspace providers, is set to add 11,000 new seats across the country during FY26, as part of its accelerated expansion strategy. The company has identified western and southern India as its core focus for this phase of growth.


In western India, over 5,500 seats are planned across both existing and new centres in Mumbai. The expansion will cover major commercial clusters such as Andheri East, Ghatkopar, Vikhroli, Lower Parel, Navi Mumbai, and Thane. Pune will also see significant capacity growth, with new facilities coming up in high-demand locations including Baner, Viman Nagar, and the Central Business District.

Southern cities will receive over 4,500 additional seats across Hyderabad, Bangalore, and Chennai. In Hyderabad, Innov8 will strengthen its presence in Hi-Tech City and the Financial District. In Bangalore, the Outer Ring Road and CBD will be focal points, while Chennai's expansion will target the OMR corridor, Pallavaram-Thoraipakkam Road, and the city's central business area.

The remaining seat additions will span the Delhi-NCR region, including Delhi, Noida, and Gurgaon. These locations continue to register high occupancy, driven by demand from a wide client base including startups, large enterprises, and remote-first companies.

Innov8's centres are known for their modern interiors, ergonomic setups, and fully equipped collaborative zones. The facilities offer high-speed internet, advanced audiovisual systems, secure access, and wellness spaces. The firm counts major organisations such as Honda Motors, BBC, PhonePe, Ola, Swiggy, MSL India, NxtGen Cloud Technology, CSB Bank, Kuhoo Finance, and Innomotics India among its clientele.

Pankhuri Sakhuja, Business Head at Innov8, conveyed confidence in the company's FY26 performance. She stated that Innov8 had consistently maintained occupancy levels above 90%, driven by a commitment to operational efficiency and innovation. She attributed recent growth to its asset-light model and successful partnerships, which continue to support its pan-India expansion plans.

This strategy builds on recent achievements, including the commissioning of large-scale facilities in Navi Mumbai and Andheri. The company is on course to double its total number of centres across India to meet rising demand in the flex workspace market.

Innov8 has also ventured into the managed office space segment, aiming to expand its real estate footprint by 4 million square feet over the next three years. This initiative will be centred on premium Grade A buildings, allowing the firm to offer high-quality, amenity-rich workspaces that cater to evolving corporate expectations.

Founded in 2015 by Dr Ritesh Malik, Innov8 currently operates across 11 Indian cities, including Delhi, Gurgaon, Noida, Mumbai, Pune, Chennai, Bangalore, Ahmedabad, and Hyderabad.
