Nisus Finance Services has committed an investment of INR 115 crore through its Real Estate Special Opportunities Fund-I (RESO-I) into Kumar Vibe Properties Pvt Ltd a joint venture between Kumar Properties and Vibe Realty. The capital will fund three real estate developments: two society redevelopment projects in Khar and Goregaon (Mumbai), and a large-scale premium housing project in NIBM, Pune. Together, these projects hold a topline revenue potential of over INR 1100 crore, with Pune's project alone expected to deliver over 750 residential units. This move strengthens RESO-I's focus on de-risked, cashflow-positive urban projects.
Nisus Finance Services Co Limited has announced an infusion of INR 115 crore via its Real Estate Special Opportunities Fund-I (RESO-I) into three real estate ventures spread across Mumbai and Pune. The investment has been directed into Kumar Vibe Properties Pvt Ltd (KVPPL), a joint platform equally held by Kumar Properties, helmed by Hitesh Jain, and Vibe Realty, founded by Gopal Sarda.
The funded portfolio spans a trio of high-value developments. In Mumbai, two society redevelopment projects - one in Khar West and the other in Goregaon West are being executed under Regulation 33(7)(B) of the DCPR 2034, a regulation designed to expedite approvals and offer development incentives. The third, located in Pune's well-connected NIBM corridor, is being implemented under the Unified DCPR applicable across Maharashtra beyond Mumbai.
The combined topline revenue projection for these three projects exceeds INR 1100 crore. The two Mumbai sites hold a development potential of approximately 1.6 lakh sq. ft. of carpet area, likely to generate revenue of around INR 400 crore. Meanwhile, the Pune project spans 8 acres and offers nearly 7.5 lakh sq. ft. of developable area, comprising over 750 housing units, and carries an expected sales potential of INR 700 crore.
