Renowned filmmaker Subhash Ghai, in partnership with Crest Ventures and Mukta Arts, has leased out a commercial office space in Andheri West for a monthly rent of INR 3.38 lakh. The 7,500 sq ft office, part of the Crest Mukta development, has been let to Riya Healthcare for five years. The lease includes a 5% annual rent escalation and a total expected rental income of around INR 2.24 crore over the term. The agreement was formally registered earlier this week with a security deposit of INR 24.66 lakh.

Veteran filmmaker Subhash Ghai, along with Crest Ventures and Mukta Arts, has leased out a 7,500 sq ft commercial office in Andheri West to Riya Healthcare. The property, located in the Crest Mukta Complex on New Link Road, was rented at a monthly rate of INR 3.38 lakh.


The lease agreement spans five years and includes an annual rent escalation of approximately 5%. By the fifth year, the rent will rise to INR 4.11 lakh per month, bringing the total expected rental income to around INR 2.24 crore over the lease period. The deal also includes a security deposit of INR 24.66 lakh. The lease was officially registered earlier this week, with a stamp duty of INR 57,500 and registration charges of INR 1,000.

Andheri West remains one of Mumbai's most commercially vibrant locations, known for its seamless connectivity to the airport, major highways, and metro networks. Its popularity among businesses continues to drive strong demand for premium office spaces.

This commercial leasing deal follows Ghai's recent residential purchase of a luxury apartment in Bandra West, reportedly worth INR 24 crore. Known for iconic films like Karz, Ram Lakhan, and Taal, Ghai has also made a mark in real estate through his company Mukta Arts and the film institute Whistling Woods International. He has been actively involved in property investment and development for several decades, further strengthening his presence in Mumbai's high-value real estate market.
