The Lucknow Development Authority (LDA) has begun approving compounding maps under the new 2025 Model Building Construction and Zoning Bylaws. This move allows property owners to legalize previously unauthorized constructions by aligning them with updated regulations, avoiding penalties. Announced during a Janata Adalat by LDA Vice Chairperson Prathamesh Kumar, the initiative assigns zonal officers specific targets-75 to 220 approvals per zone-to expedite processing. The new rules also permit greater land coverage and a higher Floor Area Ratio (FAR), offering more design flexibility. This framework aims to streamline regularization and improve public welfare through transparent and efficient building compliance processes.

The Lucknow Development Authority (LDA) will now facilitate the approval of compounding maps, operating under the recently implemented Model Building Construction and Development Bylaws and Model Zoning Regulation for 2025.


This move aims to provide a pathway for property owners who had previously erected structures without proper official approval or in contravention of their initial building plans. The process of "compounding" essentially serves to legalize such buildings, thereby allowing owners to bring their properties into compliance with the updated regulations.

This new framework is poised to significantly benefit a considerable number of property owners who had undertaken construction activities earlier. By regularizing their buildings under these new rules, they can avoid potential punitive actions. The directive for this new approach was issued by LDA Vice Chairperson Prathamesh Kumar during a Janata Adalat, a public grievance redressal forum, held at the authority's headquarters.

To ensure the efficient implementation of these new regulations and to prevent delays in the approval process, zonal officers within the LDA have been assigned specific targets for mitigation map approvals. These targets range from 75 to 220 maps per zone, designed to streamline the regularization efforts.

Furthermore, the newly introduced regulations incorporate increased permissible land coverage and an enhanced Floor Area Ratio (FAR), providing more flexibility for construction. The Vice Chairperson emphasized the importance of prioritizing these mitigation approvals, underscoring their significance for public welfare.
