Mumbai's real estate and infrastructure landscape is set for a major upgrade with the Santacruz-Chembur Link Road (SCLR) extension nearing completion. Scheduled to open in July 2025, the final phase includes a striking 90-degree cable-stayed bridge over the Western Express Highway, creating a seamless, signal-free east-west route. Led by MMRDA, the project will ease congestion across Kurla, Chembur, Kalina, and BKC, and improve access to Mumbai Airport. Real estate interest, especially in Chembur, is rising, echoing past price surges seen after earlier infrastructure rollouts. The extension is expected to boost connectivity, reduce travel time, and enhance overall urban liveability.
Mumbai's real estate and infrastructure sectors are set to witness a significant shift as the final phase of the Santacruz-Chembur Link Road (SCLR) extension approaches completion. With operations scheduled to commence in July 2025, the extension will finalise a long-awaited east-west linkage via a seamless, signal-free route. The highlight of the project is a 90-degree cable-stayed structure that crosses over the Western Express Highway, designed to streamline vehicular movement between eastern and western parts of the city.
The project is being executed under the aegis of the Mumbai Metropolitan Region Development Authority (MMRDA), and represents a critical part of its long-term mobility strategy. While earlier segments of the SCLR have been operational for years, this final section is expected to resolve longstanding connectivity bottlenecks across key locations such as Kurla, Chunabhatti, Chembur, Kalina, and the Bandra-Kurla Complex (BKC). The link will enable direct access to the WEH while bypassing traditionally congested spots like Vakola and Hans Bhugra Marg.
In addition to reducing peak-hour travel time, the extension is also expected to ease traffic congestion on local roads and improve access to Mumbai Airport. The cumulative effect is likely to enhance liveability in adjacent residential areas that have long contended with heavy through-traffic.
According to a representative from Chandak Group, the completion of this project marks a pivotal moment for eastern suburbs. They noted that areas like Chembur are already experiencing renewed residential interest due to improved accessibility to commercial zones and the airport.
Historically, Chembur has demonstrated a strong correlation between infrastructure developments and real estate appreciation. Following earlier phases of the SCLR project-as well as projects like the Eastern Freeway, Monorail, and Metro-property values in the area reportedly surged by 25%. The current extension is expected to have a similar or even stronger impact.
