Synopsis

Office space solutions provider 91Springboard has made its foray into Chennai by leasing an entire commercial building in Guindy. With this 28,000 sq ft facility, Chennai becomes the ninth city in the company's pan-India network, which now spans over 1.5 million sq ft and includes 30,000 desks. The new centre will feature a mix of ready-to-use private suites and customised built-to-suit workspaces. 91Springboard attributed Chennai's commercial real estate growth to rising demand from sectors such as IT, BFSI, and Global Capability Centres.

91Springboard has formally entered the Chennai commercial real estate market by leasing an entire building in Guindy. The newly launched hub spans 28,000 sq ft and features a combination of fully furnished private suites and built-to-suit office solutions tailored to clients' requirements. With this addition, Chennai becomes the ninth city in the company's operational network, which now includes over 30,000 desks across 1.5 million sq ft of space.

The co-working operator already has a footprint in several major Indian cities, including Bengaluru, Mumbai, Delhi, Hyderabad, Gurugram, Noida, Pune, and Goa. The company cited Chennai's emergence as a crucial growth centre in India's commercial leasing market, attributing it to the expansion of the IT and BFSI sectors, along with the increasing presence of Global Capability Centres (GCCs). The city has seen a notable surge in long-term leasing activity from both multinational and domestic enterprises.

Anshu Sarin, CEO of 91Springboard, noted that the entry into Chennai represented a significant milestone in the company's expansion plans. He remarked that the Guindy hub was designed to meet the evolving demands for agile, innovation-driven workspaces. Sarin emphasised that their core focus continues to be on offering seamless office-as-a-service solutions to enable clients to concentrate on their core business.

The company operates in two key formats: ready-to-use private office suites and built-to-suit solutions crafted as per individual client needs, reinforcing its commitment to adaptability and tenant-focused offerings.

The company's expansion aligns with increasing corporate demand for flexible and efficient workspace models, particularly in cities witnessing high IT and BFSI activity. As co-working and customised office setups become integral to new work paradigms, players like 91Springboard are actively shaping how businesses approach commercial real estate across urban India.
