TGRERA has fined Hyderabad-based Bhuvanteza Infra Projects INR 6.45 lakh for illegally marketing and selling units in its "Happy Homes" project in Shamirpet without RERA registration or necessary approvals. Buyers had alleged that the developer collected advances between 2020 and 2023, often without issuing receipts. Following an inquiry, the regulator declared the project unauthorised and ordered a halt to all sales, marketing, and construction activities. Bhuvanteza must now refund the buyers with 11% annual interest within 90 days. This isn't the firm's first violation-TGRERA had earlier penalised it INR 14.9 lakh for similar issues in another project, where 62 homebuyers were also owed refunds.
The Telangana Real Estate Regulatory Authority (TGRERA) has levied a fine of INR 645,000 on Hyderabad-based Bhuvanteza Infra Projects for selling flats in its "Happy Homes-1" residential project located in Shamirpet without obtaining mandatory RERA registration. The penalty follows a series of complaints filed by aggrieved buyers who alleged that the developer had collected advance payments under misleading pretenses.
According to RERA's findings, the developer promoted the project without acquiring statutory approvals from the Hyderabad Metropolitan Development Authority (HMDA), the local revenue department, or TGRERA itself. Despite this, Bhuvanteza Infra accepted payments through both digital and offline modes between 2020 and 2023, and in several instances failed to issue any official receipts.
TGRERA's investigation confirmed that the project remained unregistered and unauthorised, violating key provisions of the Real Estate (Regulation and Development) Act, 2016. The authority declared the developer as non-compliant and ordered an immediate halt on all marketing, booking, and construction activities related to Happy Homes-1. The fine of INR 645,000 must be paid within 30 days.
Moreover, the developer has been directed to refund the principal amounts paid by each complainant, along with interest at 11% per annum from the date of payment. These refunds are to be completed within 90 days, failing which Bhuvanteza will face additional legal consequences under RERA regulations.
This is not Bhuvanteza Infra's first regulatory setback. The company was previously fined INR 1.49 million by TGRERA for similar violations in its "Aura Velimala Phase-1" project. In that case, the authority had also instructed the developer to refund amounts collected from 62 homebuyers, along with the applicable interest.
