Synopsis

The Delhi Development Authority (DDA) has initiated the auction process for a 23.2-acre land parcel in Rohini's Sector 36 to develop the city's first large-scale warehousing and logistics hub. Divided into two plots Plot A (10.43 acres) and Plot B (12.73 acres) the site will be leased for 33 years at an annual license fee of INR 17.4 crore. The project will be executed under a public-private model, with the licensee responsible for construction, operation, and maintenance within a 24-month period. The initiative aims to strengthen Delhi's intra-city logistics infrastructure and reduce reliance on NCR outskirts.

The Delhi Development Authority has launched the auction process for a 23.2-acre land parcel in Sector 36, Rohini, designated for the city's first large-scale warehousing complex. The land has been divided into two distinct plots Plot A measuring 10.43 acres and Plot B measuring 12.73 acres. The selected concessionaire will hold the license for 33 years, paying an annual license fee of INR 17.4 crore, and will be responsible for financing, planning, constructing, operating, and maintaining the facility.


The authority has stipulated a firm deadline of 24 months for the completion of the warehousing complex from the date of handover. At the end of the license term, the land and all constructed assets will revert to the DDA without any liability. DDA has assured support in facilitating statutory approvals and clearances for the project to ensure smooth execution.

This is DDA's first venture into large-format warehousing infrastructure. Although it has offered smaller plots in the past for similar purposes, this marks the agency's transition toward structured intra-city logistics development. The project is aligned with the DDA's broader mandate under the Delhi Development Act, 1957, which empowers it to plan and develop the capital's urban infrastructure.

The location of the site adds strategic value-it is situated merely 5 km from Delhi's industrial belt and 8-10 km from major retail destinations including Metro Walk, Ambience Mall, Kings Mall, and City One. Accessibility is further enhanced by its proximity to Rithala Metro Station, making it suitable for seamless last-mile connectivity. Surrounding the site are numerous DDA-developed group housing projects, plotted developments, and colonies, alongside essential health infrastructure such as Maharishi Valmiki Hospital and Devansh Hospital.

The initiative comes amid rising demand for inner-city warehousing and fulfillment centres, driven by rapid e-commerce growth and the need for faster delivery cycles. While most warehousing infrastructure in the Delhi-NCR region is concentrated in peripheral locations such as Gurugram, Noida, and Loni, this project seeks to fill a longstanding gap by placing modern logistics infrastructure within Delhi's municipal limits.
