India's real estate sector saw robust land activity in H1 2025, with 76 deals transacting over 2,898 acres worth INR 30,885 crore-already surpassing 2024's full-year volume. These land parcels have a development potential of 233 million sq ft and an estimated revenue potential of INR 1.47 lakh crore. Most transactions support residential, commercial, and mixed-use projects. Of the total, 67 deals (991 acres) occurred in top cities, while nine large deals (1,907 acres) were in Tier-2 and Tier-3 cities. Notably, 17 deals were structured as joint development agreements. The surge in land acquisitions signals heightened future construction and development momentum across segments.
India's real estate sector recently recorded a significant volume of land deals during the first half of the current year. This activity, across the country, reflects active transactions between realtors and landowners, occurring through both outright acquisitions and joint development agreements.
Over 2,898 acres of land were transacted in 76 deals across India in the first six months of 2025. The total market value of the land transacted reached INR 30,885 crore. These transacted land parcels hold an estimated total revenue potential of about INR 1.47 lakh crore and a total development potential of over 233 million square feet.
The majority of these land deals are intended for the development of housing, commercial, and mixed-use projects. The total volume of land transacted in the first six months of 2025 is already 1.15 times greater than the total for all of 2024, which saw about 133 deals involving 2,515 acres.
Of the 76 land deals in the first half of 2025, 67 deals, covering 991 acres, took place in the top-seven cities. The remaining nine deals, spanning 1,907 acres, occurred in Tier-2 and Tier-3 cities, including Ahmedabad, Amritsar, Coimbatore, Indore, Mysuru, and Panipat. At least 54 separate deals for over 1,200 acres are proposed for residential developments. Eight deals involving 48.41 acres are proposed for commercial projects, while six deals totaling 1,034 acres are proposed for mixed-use development.
Around 537 acres across three separate deals are intended for industrial and logistics parks. Within the 76 land deals in the first half of this year, 17 were joint development agreements (JDAs), spread over 782 acres with a market value of INR 6,765 crore. Land transactions are fundamental to real estate development, indicating future construction activity across various segments.
