The ambitious redevelopment of Motilal Nagar 1, 2, and 3 in Goregaon (West), Mumbai, received a major push with MHADA signing an agreement with the Adani Group to act as the Construction and Development (C&D) agency for the project. Spread across 142 acres, the initiative is billed as India's largest redevelopment project under the C&D model. Residents will be rehabilitated in ultra-modern 1,600 sq. ft. apartments, while commercial tenants will receive 987 sq. ft. spaces. Designed around the "15-minute city" concept, the project is set to offer seamless urban living with world-class infrastructure.
The Maharashtra Housing and Area Development Authority (MHADA) has formally signed an agreement with the Adani Group to implement the redevelopment of its Motilal Nagar colonies located in Goregaon (West), Mumbai. With this agreement, the project, which covers Motilal Nagar 1, 2, and 3, has entered the execution stage. The Adani Group has been appointed as the Construction and Development (C&D) agency through a bidding process conducted by MHADA's Mumbai Board.
The signing took place at MHADA's headquarters and was attended by senior officials including Sanjeev Jaiswal (IAS), Vice President and CEO of MHADA, and Pranav Adani, Director at Adani Properties Pvt. Ltd. A detailed presentation of the redevelopment plan was delivered during the event.
Sanjeev Jaiswal attributed the project's progress to the guidance of Maharashtra's Chief Minister and Housing Minister. He stated that what was once a long-awaited aspiration of the Motilal Nagar residents is now becoming a reality, with MHADA working to ensure quality, transparency, and social accountability in execution.
The Motilal Nagar colony spans approximately 142 acres, making this India's largest redevelopment project under the C&D model. Residents of the existing 3,700 tenements will be rehabilitated in spacious 1,600 sq. ft. apartments at no cost. The total area for rehabilitation stands at about 584,100 sq. m., and the developer is expected to provide MHADA with 397,100 sq. m. of constructed space as part of the project, boosting the authority's housing inventory.
Non-residential tenants will also benefit from the redevelopment, receiving 987 sq. ft. of commercial space. The construction work is planned to be completed within seven years.
The project has received all necessary permissions from the State Government and the Bombay High Court. It has also been declared a 'Special Project' by the State, and is being led by MHADA's Mumbai Housing and Area Development Board.
Adopting the "15-minute city" concept, the master plan envisions a neighbourhood where schools, hospitals, metro stations, parks, entertainment hubs, and workplaces are within a 15-minute radius. A five-acre central park will form a green centrepiece of the development. The residential buildings will incorporate solar panels, and pedestrian connectivity will be prioritised through promenades and public squares.
International expertise has been enlisted to prepare the master plan, with Dutch architectural firm Mecanoo leading the design, and UK-based consultancy Buro Happold handling infrastructure planning. The plan includes sustainable and climate-responsive elements aimed at improving air quality, reducing flood risk, and enhancing liveability.
Key highlights of the project include walkable, mixed-use communities, robust social infrastructure, pedestrian-first mobility networks, ample green spaces, and integrated parking systems. These features are intended to deliver a people-centric, environmentally conscious urban experience.
By collaborating with the Adani Group and involving globally reputed consultants, MHADA has signalled its intent to raise the bar for public redevelopment projects in India. With its focus on community needs, ecological sustainability, and accessibility, the project promises to set a new benchmark for future redevelopment efforts in metropolitan cities.
