The Lucknow Development Authority (LDA) has opened its e-auction platform for over 300 residential and commercial plots across prime locations such as Gomtinagar, Basant Kunj, and Rae Bareli Road. The bidding process allows a month-long registration window, with live auctions scheduled shortly. This follows LDA's earlier efforts to dispose of unsold commercial inventories and recover significant outstanding dues from defaulters. The auction is part of a larger urban development push, with LDA adopting innovative revenue recovery and land monetisation strategies that have already shown strong results in previous property auctions conducted this year.
The Lucknow Development Authority (LDA) has initiated the e-auction of more than 300 residential and commercial plots across key localities in the city, including Gomtinagar, Basant Kunj, Rae Bareli Road, and Bhitauli. The portal is now open for registration, and interested applicants have a one-month window to complete formalities before the live bidding process commences later this week.
LDA officials confirmed that the auction includes prime plots in both developed and developing zones. The authority is aiming to attract a mix of end-users and investors looking to capitalise on Lucknow's expanding infrastructure and real estate footprint. Bidding will take place via the SBI e-auction portal, maintaining a transparent, digital-first approach to asset sales.
This latest drive forms a part of LDA's renewed push to monetise land parcels and enhance liquidity. Earlier this year, the authority launched an aggressive initiative to dispose of unsold commercial units many of which had been on the books for years with the intent to bring in fresh capital and clear longstanding inventory. Officials also revealed that LDA is pursuing recovery of unpaid dues amounting to around INR 460 crore from defaulting allottees, as part of a stricter compliance mechanism now being enforced.
The authority had seen notable success in its previous auction efforts. In January, it raised over INR 450 crore through the sale of 59 properties, including a single commercial plot in Gomtinagar Extension that fetched nearly four times its base value. The results of that auction reflected a sharp increase in demand, especially for commercial land, with final bids exceeding reserve prices by as much as 25%.
Alongside auction efforts, LDA has also been experimenting with inclusive development models. A recent example is its land-pooling strategy along Sultanpur Road for IT City development. Under this model, landowners primarily farmers were given developed plots in return for their original land, allowing them to benefit from tenfold increases in value, while avoiding the displacement typically associated with forced land acquisition. This approach has not only reduced resistance from landholders but also helped accelerate project timelines in high-growth corridors.
Overall, the auction initiative is part of LDA's broader urban management strategy. With new transport infrastructure, IT parks, and residential hubs planned across the city, the plots being offered are likely to see rising demand both from local buyers and external investors looking to tap into Uttar Pradesh's capital.
