The Ghaziabad Development Authority (GDA) has commenced direct land purchases for its ambitious Harnandipuram township project, covering over 336 hectares across five villages. Farmers have begun receiving compensation at four times the notified circle rate, with a total payout exceeding INR 5 crore so far. The project also promises 10% of developed plots to landowners, setting a more inclusive precedent. A detailed project report is being finalised, while major connectivity upgrades, including elevated road extensions to the RRTS and Delhi-Meerut Expressway, are also in the pipeline. This marks GDA's most extensive land initiative since Madhuban Bapudham.
The Ghaziabad Development Authority has officially launched land acquisition for the proposed Harnandipuram township by entering into direct purchase agreements with farmers across five key villages Mathurapur, Shamsher, Champatnagar, Bhanera Khurd, and Nangla Firoze Mohan Nagar. Spread across approximately 336 hectares, this township is set to be one of the largest planned urban expansions in the region in recent years.
About 25 farmers have already sold their land to the GDA, receiving total compensation of over INR 5 crore. In one case, a farmer received INR 43 lakh for 759 square metres of land. Compensation is being calculated at four times the prevailing circle rate, as per the current policy for urban expansion in Delhi NCR. In addition to this, stamp duty at 7% and registration charges of 1% are being borne by the authority, making the process significantly smoother for the sellers.
Crucially, GDA is also offering farmers 10% of the developed land back once infrastructure is built, giving landowners a long-term stake in the project's growth. This is expected to reduce resistance to acquisition while also aligning farmers' interests with the success of the township. This model, previously used in select state urban development projects, is being implemented here on a broader scale.
The GDA board had earlier approved the land acquisition and compensation structure in a meeting chaired by the divisional commissioner, aiming to create a development-friendly and farmer-sensitive process. The authority has also appointed a private consultant, and work on preparing the Detailed Project Report (DPR) is actively underway. The DPR is expected to be ready within the next few weeks.
In terms of connectivity, the Harnandipuram township is being planned with strategic transport links. It will connect to the Rapid Rail Transit System (RRTS) corridor, Delhi-Meerut Expressway, and the existing 10.3-kilometre Hindon Elevated Road. As part of this initiative, a 2-km elevated link road will be constructed to directly join the new township to the Hindon corridor, reducing travel time to Delhi to just 10?12 minutes without traffic signals.
GDA is also expanding nearby road infrastructure as part of a broader integration strategy. Widening of key roads in Raj Nagar Extension is currently underway, aimed at easing traffic and improving approach routes to the new township. This effort complements the Harnandipuram project's positioning as a well-connected urban hub.
This is the largest land acquisition exercise taken up by the GDA since the development of Madhuban Bapudham township. It reflects a renewed focus on long-term urban planning and sustainable development through structured layouts, inclusive compensation models, and improved public infrastructure.
Senior GDA officials indicated that once the DPR is finalised, phased development and infrastructure layout will begin promptly. With over 800 acres involved and integration into the NCR's evolving transit ecosystem, Harnandipuram is expected to become a key residential and institutional growth centre in the western UP belt.
