Mumbai's redevelopment sector, a serious complaint has been filed against Sudhanshu Infrastructure and its representative Abhayjit Dubey for unauthorized construction and intimidation in the Aniraj Tower redevelopment project in Bhandup West. The Slum Rehabilitation Authority (SRA) accused the builder of illegally constructing a hall on the eighth floor, violating fire safety norms, and distributing commercial units without obtaining occupation certificates. The situation further escalated when a society member who flagged these violations was allegedly assaulted, leading to a second FIR. The case has revived concerns about regulatory lapses and resident safety in ongoing redevelopment schemes.
Mumbai?s redevelopment sector has been rocked by yet another controversy. A formal police complaint was filed this week by the Slum Rehabilitation Authority (SRA) against Sudhanshu Infrastructure and its representative Abhayjit Dubey. The firm is being accused of carrying out illegal construction activities and handing over commercial spaces without necessary permissions in the Aniraj Tower project located in Bhandup West.
The SRA alleged that the developer illegally erected a hall on the building's eighth floor, a section that was never approved in the original plans. Moreover, the builder is reported to have handed over 27 commercial units to buyers without securing fire safety clearances or an Occupation Certificate (OC), a legal requirement before possession.
In a clear breach of regulatory protocol, the hall had already been sealed by SRA officials earlier this year. However, Dubey and his team allegedly broke the seal, modified the entry, and resumed activity at the site. This led to a second sealing and further inspection by authorities. Despite repeated notices issued to the developer, there was no compliance, prompting the SRA to lodge an FIR under the Maharashtra Regional and Town Planning (MRTP) Act for unauthorized construction.
The situation turned more disturbing when Tarun Jani, a member of the Aniraj Co-operative Housing Society who had filed complaints with the SRA, was reportedly assaulted by Dubey and an associate named Vinod Maurya. According to the complaint, Jani was verbally abused and physically attacked inside the tower premises. A separate FIR was registered at Bhandup police station, and the case is now under active investigation.
This case bears similarities to past redevelopment scandals in Mumbai, most notably the Patra Chawl scam, where unauthorized sales and financial irregularities affected hundreds of residents. The current allegations raise broader concerns about the oversight mechanisms in place for redevelopment projects especially in densely populated areas like Bhandup where rehabilitation and housing are critical.
Authorities have initiated a deeper probe into the matter, both on the construction irregularities and the alleged assault. Police sources have indicated that further charges could be added based on the outcome of the investigation.
