Synopsis

Ample Parks, a joint venture between Actis and Mahindra Lifespaces, has launched its first Grade-A industrial and logistics park at Mahindra World City near Chennai. Spread across 71 acres, the project is set to generate 11,000 new jobs and INR 110 crore in annual revenue. With 2.1 million sq ft of leasable space, the park caters to the rising demand for high-quality industrial infrastructure. Designed with sustainability in focus, half of the power needs will be met through renewable energy. Expansion plans include key metros and tier-2 cities across India.

Ample Parks, a collaboration between global sustainable infrastructure investor Actis and Mahindra Lifespaces, has officially launched its first Grade-A industrial and logistics park on the outskirts of Chennai. The facility is located at Mahindra World City in Singaperumal Koil and marks a significant milestone in India's industrial real estate landscape.


The park spans 71 acres within the Domestic Tariff Area of Mahindra World City and has attracted a capital infusion of INR 800 crore. Designed to boost industrial capacity and logistics operations, it will offer around 2.1 million sq ft of leasable space and is expected to create employment for approximately 11,000 people. The development is also projected to generate INR 110 crore in annual revenue, bolstering the economic footprint of the region.

What sets Ample Parks apart is its sustainability-first approach. The facility will derive 50% of its power requirements from renewable energy sources, reinforcing the company's long-term environmental commitments.

Akash Rastogi, CEO and Director of Ample Parks, said the new industrial park is envisioned as a comprehensive, future-ready ecosystem that integrates commercial, industrial, and logistics operations under one roof. He noted that the initiative aims to help businesses achieve greater operational efficiency while supporting their expansion efforts in one of the country's fastest-growing industrial corridors.

Rastogi also revealed the company's long-term vision to develop and acquire 10 times its current land portfolio within the next 5 to 7 years through multiple projects. With this ambitious target, Ample Parks is looking to cement its place as a leading provider of industrial and logistics infrastructure solutions for both global and domestic enterprises.

Besides Chennai, the firm is actively looking to deepen its presence in major industrial hubs such as Mumbai, Delhi NCR, Ahmedabad, Pune, and Kolkata. These cities are witnessing a surge in demand for industrial and logistics real estate, fueled by a strong uptick in domestic manufacturing and warehousing needs. In addition, Ample Parks plans to expand into emerging cities like Lucknow, Jaipur, Guwahati, and Nagpur, which present lucrative opportunities for growth.
