Mumbai property registrations dip in June but revenue jumps 15% in H1 2025

Mumbai recorded 11,521 property registrations in June 2025, a 1% dip from previous year, yet revenue from these registrations rose to 2% by INR 1,031 crore. For the first half of 2025, total property sales reached 75,982 units, a 5% increase, with revenue surging 15% to INR 6,727 crore, marking the strongest half-yearly performance since 2013. June saw a buyer shift towards properties above INR 5 crore, increasing to 6% of registrations. Apartments up to 1,000 sq ft continued to dominate, representing 84% of transactions. Western and Central Suburbs accounted for 88% of registrations, while South Mumbai's share decreased to 6%.

Mumbai's property market, as per government data, recorded a dip in registrations for June, but saw an increase in revenue. This indicates evolving buyer activity and market dynamics across the city.


As per the data from the Maharashtra government's Department of Registrations and Stamps (IGR), the first half of 2025, from January to June, saw 75,982 property sales in the city representing a 5% increase compared to the same period last year. Revenue from these registrations also rose by 15% to INR 6,727 crore. These figures mark the strongest half-yearly performance since 2013, as per an analysis by Knight Frank India.

A noticeable trend in June 2025 was a shift in buyer activity towards higher price brackets. Properties priced above INR 5 crore saw their share of registrations increase from 5% in June 2024 to 6% in June 2025. Conversely, the mid-market segments, specifically properties priced between INR 1 crore and INR 5 crore, experienced a decrease in their contribution to total registrations.

In terms of property size, apartments up to 1,000 square feet continued to dominate registrations in June 2025, accounting for 84% of all transactions, remaining stable compared to 83% in June 2024. The 500-1,000 square feet segment was the most popular, increasing slightly from 44% to 45%. Units up to 500 square feet remained steady at 39% year-on-year. Larger apartments, ranging from 1,000-2,000 square feet, remained at 13%, and those above 2,000 square feet stayed at 3%.

Geographically, the Western and Central Suburbs continued to be the primary drivers of Mumbai's residential market, collectively accounting for 88% of total registrations in June 2025, a slight increase from previous year that marks 86% of total registration. The Western Suburbs alone contributed 57%, and the Central Suburbs accounted for 31%. In contrast, South Mumbai's share decreased to 6%.
