Synopsis

Kamathipura, one of Mumbai's oldest and most historically rich neighbourhoods, is set for a major transformation. MHADA has opened bids for redeveloping this 34-acre area under a cluster redevelopment plan. Once Asia's largest red-light district, Kamathipura was originally a settlement for construction workers during British rule. Now home to over 8,000 homes and shops, the project will replace 900+ ageing buildings and create 4,500 new housing units. Over 44,000 square meters is also being reserved for public amenities. This project joins other large-scale makeovers across the city, including Dharavi, Bhendi Bazaar, and BDD Chawls, all aiming to modernise Mumbai's ageing infrastructure.

Mumbai is going to witness another large scale redevelopment project in the heart of the city. The Maharashtra Housing and Area Development Authority (MHADA) recently announced it has opened invitations for bids to redevelop Kamathipura. The Mumbai Building Repairs and Reconstruction Board (MBRRB) is said to have recently issued tenders for the same.


Kamathipura is a neighbourhood with historic significance. Its development took place during the British colonial era, when Mumbai was being converted from a cluster of islands into a single port city. During this time, construction workers were settled in Kamathipura. The area was initially called Lal Bazar and later named Kamathipura on account of 'Kamathis' meaning workers having settled there. In the late 19th and early 20th centuries, the region evolved into Asia's largest red-light district.

In 2023, the Maharashtra government had formally appointed MHADA to execute the project via a cluster redevelopment approach. Spread across 34-acres the region is said to host over 8,000 residential and commercial tenements. The government has identified over 900 'CESS' buildings in the area that are in urgent need of redevelopment. According to the proposed plans, over 44,000 square meters has been earmarked for public amenities, and approximately 5.5 lac square meters will be used to develop more than 4,500 new housing units.

Mumbai is currently witnessing multiple large-scale cluster redevelopment projects aimed at rebuilding old and dilapidated buildings into modern structures while updating and upgrading existing infrastructure. The most significant projects include the Dharavi Redevelopment project (DRP) undertaken by Adani Group, Bhendi Bazaar Redevelopment project managed by Saifee Burhani Upliftment Trust (SBUT) and the BDD Chawals redevelopment project led by a consortium of builders and developers that includes the Tata Group.
