The 10-year lease, signed via Sattva Horizon, began in October and includes a 15% rent escalation every three years, with no upfront deposit. The 11-floor building, located less than 30 minutes from the airport, can accommodate 6,000-7,000 employees, with Amazon paying INR 62.04 per sq ft for a carpet area of 714,000 sq ft. This large-scale commitment strengthens the commercial appeal of the Airport Road corridor, where residential rents for 2BHK units range from INR 20,000-25,000 and sale prices start at INR 80 lakh.
Amazon Development Centre India alongside its Seller Services arm has taken on upwards of one million sq ft in a single tower positioned near the northern periphery of Bengaluru, reporting a monthly rent of INR 6.1 crore, Propstack data reveals. The fully-taken property, located in Kattigenahalli on Airport Road and less than half an hour from the international terminal, comprises 11 floors designed to accommodate between 6,000 and 7,000 employees .
The leasing agreement kicked in in early October of last year and spans a decade, with a 15% rent hike every three years. The deal, structured through Sattva Horizon Private Limited, notably did away with upfront deposits. Amazon is paying a rate of INR 62.04 per sq ft for a carpet area of 714,000 sq ft and a chargeable area of 986,000 sq ft.
Real estate analysts emphasise that this sizable lease strengthens the appeal of north Bengaluru's office submarkets. The Airport Road corridor, including Kattigenahalli, is already a vibrant mix of residential and commercial demand. One benefit: 2BHK rental options currently earn tenants INR 20,000-25,000 per month, with annual growth in the 10-15 % range. Properties for sale start in the INR 80 lakh to INR 1 cr bracket.
Analysts further note that residential yield in the zone hovers around 3-4 % annually, while commercial investments return closer to 6 % ground-level retail can fetch INR 80-100 per sq ft monthly. The modern infrastructure, including proximity to the airport and educational institutions, bolsters long-term viability for both homebuyers and investors.
This isn't Amazon's first major Bangalore deal late last year, the firm extended its lease for about 676,000 sq ft in Constellation Business Park's Taurus 3 complex for INR 4.92 crore per month for another five years. That transaction included a stamp duty of INR 1.11 crore and registration fees totaling INR 56 lakh.
Amazon's decision to lease such a substantial office space in this evolving micro-market underscores not just corporate expansion but a deeper transformation in Bengaluru's urban fabric. The massive commitment by a tech powerhouse enhances the area's prestige, likely attracting auxiliary businesses and increasing housing demand.
