Synopsis

Veteran Bollywood actor Jeetendra Kapoor's family-owned firms, Pantheon Buildcon Pvt Ltd and Tusshar Infra Developers Pvt Ltd, concluded a landmark real estate deal involving two adjacent land parcels and built-up assets in Mumbai's Andheri area. The property, spanning nearly 9,665 square metres and including Balaji IT Park's three buildings, was acquired by NTT Global Data Centers & Cloud Infrastructure India Pvt Ltd for INR 855 crore. The transaction was formally registered recently, with stamp duty and registration charges duly settled, marking a significant move in Mumbai's commercial real estate and data centre sectors.

Properties in Andheri, Mumbai, owned by Pantheon Buildcon Pvt Ltd and Tusshar Infra Developers Pvt Ltd, companies belonging to the family of Bollywood's Jeetendra Kapoor, have been sold for INR 855 crore. The transactions involve prime land parcels and built-up properties. This was confirmed by real estate consultancy Square Yards, which reviewed the relevant property registration documents.


The transaction involved two contiguous land parcels, covering a combined area of 9,664.68 square metres (approximately 0.96 hectares or 2.39 acres). Currently, the site accommodates Balaji IT Park, comprising three constructed buildings with a total built-up area measuring 45,572.14 square metres, roughly equivalent to 490,534 square feet.

According to the statement by Square Yards, the deal attracted a stamp duty payment of INR 8.69 crore and registration charges of INR 30,000, both of which have been duly processed as part of the transaction.

The purchaser of the property is NTT Global Data Centers & Cloud Infrastructure India Private Limited, the entity formerly known as Netmagic IT Services Pvt Ltd. This acquisition aligns with NTT's strategic expansion plans in the Indian data centre market, an area witnessing increasing demand due to the nation's rapid digital transformation.

This deal, registered in May 2025, represents a significant divestment by the Kapoor family's business interests in commercial real estate. Pantheon Buildcon and Tusshar Infra Developers have held these assets for several years, underscoring Jeetendra Kapoor's diversified investment footprint beyond his illustrious career in Bollywood.

The sale reflects a broader trend of global infrastructure investors acquiring well-situated commercial properties in Mumbai, especially those that can be repurposed or enhanced to support data centre and IT infrastructure growth.

As digital adoption accelerates across the country, such high-value deals are expected to become more common, reinforcing Mumbai's position as a pivotal centre for data infrastructure and commercial real estate development.
