Property owners in Bengaluru looking to obtain their e-Khata certificates can now breathe a sigh of relief. The Bruhat Bengaluru Mahanagara Palike (BBMP) has introduced a fully digital mechanism to issue e-Khatas within two working days, cutting down on long queues, multiple visits, and weeks of uncertainty.


The initiative, which spans all eight BBMP zones, allows applicants to file for their e-Khata through the state government's SAKALA portal - a time-bound citizen service platform. Applicants are now only required to upload three basic documents: the sale deed, the latest tax-paid receipt, and a property sketch. The simplified process is aimed at regularised properties and those with an existing khata certificate, reducing the need for any physical inspection.

A BBMP official mentioned that once an application is submitted, revenue officers must either approve or raise queries within two working days. The mandate ensures that delays aren't left to discretion, introducing much-needed accountability into a system that has often been described as opaque.

The SAKALA framework has previously been used across Karnataka to streamline services like income and caste certificates. BBMP's move to include e-Khata under this umbrella signals a deeper institutional commitment to transparency and citizen convenience.

Importantly, the e-Khata serves as a critical document for property ownership validation, enabling property tax payments, home loans, and future transactions. Until now, acquiring it involved a lengthy process dominated by in-person visits, manual verification, and persistent follow-ups.

The digitisation effort will especially benefit those living in layouts that were regularised under the Akrama-Sakrama scheme - a state-led initiative to bring unauthorised constructions into the legal fold. By making the process paperless and predictable, the BBMP is also boosting confidence among property buyers, developers, and institutions who have long grappled with murky municipal procedures.
