Enzyme Office Spaces has leased 90,000 sq. ft. to accounting software firm Vyapar at its new Sarjapur Road centre in Bengaluru. The 1.2 lakh sq. ft. facility, with 3,000-seat capacity, is now nearly fully occupied, with only 30,000 sq. ft. remaining. The space was customised to Vyapar's operational needs, reflecting rising demand for flexible, tailored office environments among digital-first companies. Founder and CEO Ashish Agarwal noted strong interest from tech-driven businesses. Earlier this year, SUGAR Cosmetics leased 14,000 sq. ft. at Enzyme's Andheri East centre in Mumbai. Enzyme currently operates 32 centres across Bengaluru, Mumbai, Hyderabad, and Delhi-NCR, totalling 1.55 million sq. ft. and 38,000 seats. Workspace pricing ranges from INR 5,000 to INR 25,000 per desk. As hybrid work models evolve, Enzyme's flexibility and customisation remain key draws for modern enterprises.

In a statement released earlier this week, Enzyme confirmed that the leased space for Vyapar had been customised to suit the company's operational needs. The company further remarked that this development highlights the increasing inclination of digital-first firms towards flexible yet dedicated office spaces.
Ashish Agarwal, the founder and CEO of Enzyme Office Spaces, stated that the transaction reflected rising demand from high-growth tech-enabled businesses. He mentioned that the company would continue its commitment to delivering customised workplace solutions that empower such companies to flourish.
This deal follows a similar transaction that took place in early 2025, when beauty brand SUGAR Cosmetics secured 14,000 square feet-comprising 300 seats-at Enzyme's Andheri East facility in Mumbai.
Enzyme currently operates 32 centres across key urban markets, including Bengaluru, Mumbai, Hyderabad, and Delhi-NCR. Collectively, these centres amount to a total built-up area of 1.55 million square feet and offer a seating capacity of 38,000. The pricing for Enzyme's workspaces ranges between INR 5,000 to INR 25,000 per desk, with variations based on location and design configuration.
As hybrid work norms evolve, the firm's ability to provide flexibility and personalisation is expected to remain a key differentiator in an increasingly competitive commercial real estate landscape.
