The Uttar Pradesh Real Estate Regulatory Authority (UP-RERA) has been actively working to improve the transparency and efficiency of project registration and grievance redressal procedures, according to Sanjay Bhoosreddy, chairman of the authority, who spoke at a real estate conference in Noida. He highlighted the exponential rise in project registration applications from across the state and stated that the authority, despite limited resources, is committed to ensuring timely delivery of registration numbers within 30 days. The event, organised by Realty & More, also shed light on UP-RERA's efforts to uphold builder-buyer trust and bolster the state's growing real estate ecosystem.
At a recent real estate conference hosted in Noida by the property news platform Realty & More, Uttar Pradesh Real Estate Regulatory Authority (UP-RERA) Chairman Sanjay Bhoosreddy revealed that the authority is intensifying its efforts to streamline project registrations and resolve disputes between developers and homebuyers more effectively.
Bhoosreddy pointed out that project registration applications are increasingly pouring in from various districts across the state, indicating significant momentum in the real estate market. He emphasised that developers must register their projects before commencing marketing or sales activities, and stressed the need for a transparent and systematic process. He stated that the authority was committed to enhancing the system's transparency and operational efficiency within the limitations of its current resources.
He further remarked that UP-RERA is the smallest authority in terms of structure but shoulders the responsibility of regulating real estate activity in India's most populous state, covering 75 cities. In the early years, applications predominantly came from a handful of districts like Gautam Buddha Nagar, Ghaziabad, Meerut, Lucknow, Agra, and Kanpur. However, Bhoosreddy noted that there has been a significant shift, with applications now emerging from a broader set of districts.
Reflecting on UP-RERA's performance in the previous year, he shared that 2024 had witnessed a record 261 project approvals. Of these, 62 were based in the Delhi-NCR region, while the remaining 199 were from non-NCR areas-a clear sign of the sector's decentralised expansion.
Looking ahead, Bhoosreddy expressed optimism that the authority would register even more projects this year. He added that although over 4,000 real estate projects are already registered under UP-RERA, many of them are large-scale ventures with extensive unit counts. The authority is in the process of compiling detailed data regarding the total number of units and estimated investments involved in these projects.
He assured that UP-RERA is striving to issue RERA registration numbers within 30 days of receiving complete applications. To facilitate this, he urged developers to ensure their documents are uploaded correctly and in the required format, minimising the risk of rejection.
According to Bhoosreddy, enhancing user-friendliness and transparency in both registration and grievance disposal processes remains a top priority. He remarked that time is of the essence in real estate, highlighting that timely project completion is crucial for building a developer's goodwill and bolstering the credibility of the entire sector.
He concluded by reaffirming the pivotal role that the real estate sector plays in India's economic growth and stressed the need for all stakeholders to uphold standards of timely delivery and transparency.
By fostering a regulatory environment that is both robust and developer-friendly, the authority is not only empowering homebuyers but also instilling long-term confidence in the market. As the reach of real estate investment expands across the state, UP-RERA's proactive stance on accountability and streamlined project management signals a promising trajectory for the sector's evolution and its broader contribution to the economy.
