Google IT Services India Pvt Ltd has renewed its lease for 870,000 sq ft of office space at Bagmane Capital Business Park in Bengaluru, reinforcing its long-term commitment to India's digital economy. The five-year lease covers two towers Kyoto East and West along the Outer Ring Road, with monthly rent set at INR 7.5 crore and a 15% escalation after the first and third years. Google also deposited over INR 38 crore as security. One of 2025 largest commercial leasing deals, the renewal signals Bengaluru's continued importance as a tech hub. It follows Google's broader real estate expansion across India, including major leases in Gurugram and Whitefield.
In a move that highlights its strategic emphasis on India?s burgeoning digital economy, Google IT Services India Pvt Ltd has renewed its lease for a vast office space totalling around 870,000 sq ft at the Bagmane Capital Business Park in Bengaluru. This significant renewal was executed earlier this week and reinforces Google's sustained focus on the country?s technology landscape.
The leased space comprises two major towers?Kyoto East and Kyoto West?within the tech-centric business park located along the Outer Ring Road, one of the most sought-after commercial zones in Bengaluru. The lease is structured for a tenure of five years, with operations expected to begin from late November this year.
Under the terms of the agreement, Google will pay a monthly rent of INR 7.5 crore. This includes INR 3.9 crore for 450,000 sq ft in Kyoto East and INR 3.6 crore for 420,000 sq ft in Kyoto West. The lease includes a 15% rental escalation after the first and third years of the term. As part of the contractual obligations, Google has also deposited more than INR 38 crore as security.
Industry insiders familiar with the deal revealed that this renewal ranks among the largest commercial leasing transactions witnessed in 2025 so far. They indicated that this move reflects Google?s long-term interest in Bengaluru as a strategic operations base, given its rich technology ecosystem and access to skilled human capital.
This latest renewal complements Google's broader real estate expansion across India. Last year, the company leased nearly 3 million sq ft of office space in Bengaluru alone. Notable transactions included office space in Bagmane Rio and Constellation Business Park. In addition to Bengaluru, Google had secured 649,000 sq ft in Whitefield and another 550,000 sq ft in Gurugram. These leases underscore the tech major?s intent to scale its India operations considerably.
