Uttarakhand cabinet okays stricter land law to retain the state's identity

The Uttarakhand Cabinet has recently sanctioned a strict land law to protect the state's identity by restricting personal land buying. The action follows years of public demand to end unlimited land purchasing, which has been causing worries over dwindling agricultural land and cultural erosion. In the past, land purchase restrictions were eased in 2018 to lure investments, but the move was criticized by locals. The new law aims to protect resources, cultural heritage, and public interests. Chief Minister Pushkar Singh Dhami promised that the government is determined to protect the integrity of the state, with implementation imminent.Read more

Consumer forum orders real estate company to refund INR 15 lakh with interest on delayed possession

A Bengaluru-based property company and its six directors have been directed by the consumer disputes redressal commission to refund INR 15 lakh to a purchaser with 7.5% interest per annum from October 2018. The purchaser, Narender Kumar, had bought a flat in 2018 in the 'Five Rings' project but was subjected to indefinite construction delays. Although there was the promise of repayment in instalments in 2022, the company failed to meet this assurance, forcing Kumar to bring the matter as a complaint at the start of 2024. The company was held liable for unfair trade practice by the court and were asked to recover losses from Kumar in monetary form caused due to delay. It reflects more significantly wider problems on the part of real estate industries involving project delay as well as problems of protection to consumers.Read more

HC Judgement: Madras High Court directs demolition of illegal construction in Chennai

The Madras High Court has ordered that seven unauthorized floors of a commercial complex in Pondy Bazar, Chennai, be demolished. A division bench rejected the builder's plea to regularize the illegal construction, saying that regularisation is not an absolute right but a one-time concession under special schemes. Previous instances, like the 2017 Madras High Court raid on illegal buildings and the 2019 Delhi Supreme Court direction for demolitions, reflect a uniform judicial attitude towards unauthorised buildings. The ruling stresses the necessity to follow planning legislations and detests the abuse of government schemes of regularisation.Read more

Gurugram DTCP targets 600 properties for unauthorized construction in DLF-3

In Gurugram, over 600 property owners in DLF-3 have received DTCP notices demanding restoration of unauthorized alterations to their buildings by the first week of March. The enforcement measures, which include cancellation of occupancy certificates, property sealing, and utility cut-offs, follow unsatisfactory replies to initial show-cause notices regarding commercial use in residential areas. The action was triggered by a court petition and extensive DTCP raids that uncovered violations at 4,200 sites, especially on EWS-designated plots transformed into multi-storeyed buildings. Additional illegal modifications, affecting 500 properties, have strained civic infrastructure, intensifying Gurugram real estate news concerns over safety and urban planning.Read more

The Rangareddy district collector issued a revised prohibition list to block registrations, marking the first update in nearly a decade. Some survey numbers, including Khursheed Jah Paigah land, have been contested for decades. Noida Authority files complaint against another builder for financial irregularities

The Noida Authority has filed a complaint with the Economic Offences Wing (EOW) of the Delhi Police against GSS Proco on charges of financial irregularities and diversion of funds. GSS Procon was given a 10,306 sqm plot in Sector 143A in 2010 for the Victory Crossroads project, which was to hand over 288 units. The builder, however, did not develop the project and has not yet settled INR 91 crore of land charges. Promoters Harvinder Singh Sikka, Gurnit Singh Sikka, Pramod Goyal, and Sandeep Goyal have allegedly sold flats, generated third-party rights, and siphoned off money rather than making payments to the Authority. The project is currently undergoing insolvency proceedings in the NCLT. Since November 2024, Noida Authority has complained against four developers, namely Shubhkamna Buildtech, IVR Prime Developers, and Logix City Developers Pvt Ltd, for similar financial mismanagement.Read more
