Telangana RERA orders refund for delayed housing project in Gopanpally

The Telangana Real Estate Regulatory Authority (RERA) has ordered the refund of payments to buyers affected by significant delays in a residential project in Gopanpally. The developer failed to meet construction deadlines, prompting multiple complaints. After reviewing the case, RERA directed the builder to return the buyers' investments along with applicable interest. This decision reinforces RERA's commitment to safeguarding homebuyer rights and enforcing accountability in the real estate sector. It also sets a precedent for timely project completion across Telangana's housing market.

Telangana to launch AI-based property registration to cut delays and curb corruption

The Telangana government is set to launch an AI-based property registration system through a pilot project at Champapet and Saroornagar sub-registrar offices. Aimed at speeding up the process, eliminating irregularities, and increasing transparency, the system will randomly allot sub-registrar offices, complete registrations in 10-15 minutes, and hide buyer-seller identities from staff. It will also block registrations in ecologically sensitive zones and survey numbers flagged for legal issues. The online slot booking, earlier limited to agricultural lands, will now include non-agricultural properties. By reducing human discretion, minimising middlemen, and ensuring fairness, the initiative marks a major shift toward citizen-friendly digital governance.Read more

Maharashtra to let SRA seize properties of rent-defaulting developers

In a bid to accelerate slum redevelopment and ensure timely rent payments to slum-dwellers, the state government has resolved to amend the Maharashtra Slum Areas (Improvement, Clearance and Redevelopment) Act, 1971. The amendment, approved by the cabinet earlier this week, will empower the Slum Redevelopment Authority (SRA) to attach and sell properties of developers who fail to disburse rents. With developers defaulting on dues amounting to INR 620 crore, this legal framework is aimed at protecting affected residents. Additional changes include reducing the redevelopment proposal submission timeline from 120 to 60 days and expediting land handovers to state agencies.Read more

CIDCO revokes allotment of 16 Navi Mumbai plots worth INR 2,000 crore over construction delays

The City and Industrial Development Corporation (CIDCO), acting as the Special Planning Authority (SPA) for Navi Mumbai, has withdrawn the allotment of 16 plots valued at around INR 2,000 crore. The decision targets developers and buyers who failed to initiate construction despite repeated deadline extensions and official warnings. These land parcels, meant for residential and commercial use, are located in prime nodes like Airoli, Nerul, Belapur, Kharghar, and Dronagiri. With Navi Mumbai's real estate prospects on the rise, CIDCO has indicated that further cancellations may follow, particularly for leased plots lying idle. Developer interest remains strong, as reflected by Godrej Properties Ltd's recent INR 717 crore lease deal for land in Kharghar.Read more

Maharashtra government proposes DCPR-2034 changes for funnel zone redevelopment

The Maharashtra government has issued a notification inviting public feedback on proposed amendments to the DCPR-2034 concerning redevelopment in funnel zones-areas near airports where height restrictions apply. While the move allows use of full FSI with TDR for unutilised space, it limits redevelopment to buildings up to 18 metres in height. Activists argue this renders projects financially unviable and fails to offer real relief to affected residents. Residents demand removal of the height cap, fast-track clearances, and financial support to make redevelopment feasible for societies trapped under stringent zoning regulations.

Bombay HC stays eviction over sale of flats to non-Roman Catholics in 107-year-old Bandra society

The Bombay High Court has stayed the handover of a plot on St Paul Road in Bandra (W) to the century-old Salsette Catholic Cooperative Housing Society after a dispute emerged over the sale of flats to non-Roman Catholic Christians. Justice Amit Borkar noted the potential for irreversible prejudice to the petitioners, who are heirs of the original lessee. The society, formed in 1918, had terminated a 998-year lease after flats in the redeveloped building were sold to non-Catholics. The HC will now hear the matter fully, questioning the relevance of religious restrictions under cooperative laws amid changing jurisprudence on equality and secularism.

UPRERA publishes collection account details of 937 projects to ensure fund transparency

To improve financial transparency and protect homebuyers' interests, UPRERA has publicly released the collection account details of 937 under-construction projects across Uttar Pradesh. This step comes in response to complaints of promoters diverting funds received from allottees into unauthorised accounts. As per RERA norms, 70% of collected funds must be reserved in a separate account for project development. UPRERA has mandated daily auto-transfer of these funds and warned of legal action against violators. The authority urged buyers to verify project details on its portal and ensure payments are made only to the designated collection accounts.

Wadhwa Constructions ordered to register BKC project with MahaRERA due to partial OC

In a landmark ruling, the Maharashtra Real Estate Appellate Tribunal (MREAT) has directed Wadhwa Constructions to register its Trade Centre project in Mumbai's Bandra Kurla Complex (BKC) with MahaRERA, citing the absence of a full Occupation Certificate (OC) despite partial OCs granted in 2008. The tribunal overturned MahaRERA's earlier exemption and imposed a penalty of INR 5 lakh, ordering registration within 60 days. This decision could significantly impact approximately 700 buildings in Mumbai holding only partial OCs, reinforcing that such projects are considered ongoing under RERA provisions.

CREDAI urges Supreme Court to expedite environmental clearance evaluations for pending construction projects

The Confederation of Real Estate Developers of India (CREDAI) has urged the Supreme Court to direct central and state expert appraisal committees to promptly evaluate all pending construction projects under "general conditions" for mandatory environmental clearance (EC). The request follows the Court's stay on a Ministry of Environment notification that exempted projects with a built-up area up to 150,000 square metres from prior EC. CREDAI argued that the stay has led to project delays, increased costs, and reduced housing affordability, particularly affecting affordable housing initiatives. The case will be heard on April 23.
